Exemplary Design

Combining timeless materiality and a sculpted form with open-plan living spaces and generous outdoor sanctuaries, Riserva’s architecture presents an exemplar of modern luxury, gifted with views of the Cammeray harbour, Northbridge Golf Course and surrounding greenery.

Raymond Mah, Director at DKO

Through dynamic thinking and the prioritisation of people, DKO have cemented themselves at the forefront of residential design on an international scale. The firm’s director Raymond Mah talks us through his vision for Riserva, touching on the ways in which it celebrates outdoor living, fabulous views and comfortable luxury.

Q: What was your vision for the design?

R: We wanted to create a timeless design with natural materials that would age gracefully. The building is perched at the top of the crest between Carter Street and Cammeray Road, overlooking surrounding buildings with views towards Cammeray Harbour, and the parklands along the water edge. We wanted the design to celebrate these spectacular views.

Q: How does the building respond to its location?

R: We designed the building to capture surroundings views whilst harnessing as much daylight as possible. For example, floor-to-ceiling windows wash the interiors with warmth while framing views beautifully. Large existing trees in the neighbouring lots provide canopy views even for the apartments at low level. The façade is composed of a series of sculptural blades that alternate between managing privacy and opening towards the view.

Q: What is the relationship between architecture and interiors?

R: As an integrated studio, DKO works the outside and inside of our buildings in concert. The facade’s sculpted blades are informed by the views from each room whilst the balconies are placed in such a way that they become a natural extension of the internal spaces. The shape of the penthouse is sculpted to maximise corner views from the living, parents retreat and the master-suite. A subtle nod to the facade, the kitchen design features a chamfered shroud detail. The result is a seamless transition from outside to inside – a sense of harmony and continuity.

Q: What are some of the key materials used?

R: We’ve used timeless materials on the facade that will take on a patina gracefully over time. Face bricks to the lower levels and planters couple with concrete blades higher up whilst thin steel balustrades open towards the view.

Q: How do the interiors enhance or simplify the lives of occupants?

R: The interiors will offer a sense of place and a feeling of home. Defined by highly considered detailing, the design is restrained and streamlined, allowing inhabitants to create their own individual habitats. Features of everyday luxury enrich the living experience, including wine cabinets, high quality Miele appliances and stylish fixtures. Tactile materiality encapsulates warmth and comfort, creating a rich sensory experience. The apartment layouts are all highly generous, complete with outdoor terraces. There’s also a communal wellness room for yoga, exercise and meditation.

Q: How do the apartments interact with the landscaping and outdoor spaces?

R: The wellness amenity spills out onto a large landscaped outdoor area; a perfect place to get some fresh air and enjoy the communal outdoor BBQ facilities. The open plan apartments spill out onto the huge private outdoor terraces; an extension of the indoor living spaces. There’s also adequate provision for outdoor dining and lounge areas. The apartments are ringed by communal and private gardens that foster a sense of community and a strong connection to the land while providing a green outlook within.

A Sculpted Facade

Nestled in a leafy setting of mature trees and lush landscaping, the facade is a dynamic yet innately timeless composition. Imbuing visual depth, a sequence of bladed edges provide both privacy and shade, creating a beautiful shadow effect. The ground floor exhibits warm brickwork, creating a textural feel, whilst the upper levels comprise of smooth concrete and thin steel balustrades. All materials will take on a patina, ageing gracefully over time and ensuring the building’s longevity. Expansive windows give way to ample natural light within while gifting a reflective, almost buoyant quality to the facade.

Outdoor Sanctuaries

Gifted with either a spacious terrace or garden sanctuary, each apartment has been designed with outdoor living in mind. Full-height doors collapse the boundaries between in and out, allowing living areas to spill seamlessly out onto the terraces.

From the terraces, residents can admire panoramic vistas of the harbour and treetops – a picture-perfect backdrop for entertaining guests or relaxing with a glass of wine at sunset. The gardens at ground level are enveloped in an oasis of lush vegetation, cultivating a sense of privacy and tranquility, with an abundance of room to move.
